Joy Lettings — 42 holiday homes, booked where guests already trust.

We built an English-language showcase for a business renting villas and apartments in Fethiye. Guests pick a home on the site, then see the live price and pay on Airbnb or Vrbo, the platforms they already trust.

Who is Joy Lettings?

Joy Lettings is the holiday home brand of KARMYLA Turizm Ltd. Şti. in Fethiye, Türkiye. It rents 42 homes in Hisarönü, Ovacık, Ölüdeniz and the beachfront Sunset Beach Club complex, from one-bedroom apartments to five-bedroom villas with private pools. Most of its guests come from the United Kingdom, so the site is in English and prices are in pounds sterling.

The need — borrowing trust

A guest abroad is rightly hesitant to enter card details on a site they don't know. Joy Lettings' homes are already listed and reviewed on Airbnb and Vrbo. The goal was not to compete with those platforms but, while keeping the protection they offer, to welcome guests in the business's own showcase and present all 42 homes in one place under its own brand.

What's on the site?

  • Three-step explanation: pick a home, see the live price, book securely. The first screen says that payment and guest protection stay with the platform.
  • Home list: 42 homes, each with area, bedrooms, bathrooms, guest capacity, a "from" price and a short description.
  • Filters: number of guests (2+, 4+, 6+, 8+), number of bedrooms and search by home name.
  • Photo gallery: each home's photos open full screen.
  • Airbnb and Vrbo buttons: only the platforms a home is listed on are shown; a click takes the guest straight to that home's listing.
  • Enquiry form: ask about a home with guests, arrival and departure dates; replies come by email and no phone number is required.
  • Quick contact by phone and WhatsApp.
  • Privacy and cookie policies, plus the company's legal name, address and tax ID in the footer.

Key solutions

The showcase is ours, payment stays where guests trust

The core decision was to leave booking and payment to Airbnb or Vrbo. Guests choose a home in Joy Lettings' own design, seeing the whole portfolio side by side; payment, cancellation terms and guest protection stay on the platform they already know. Every home states clearly that the price is indicative and the final amount is shown on the platform.

Tracked hand-off

The platform buttons are not plain external links; they pass through the site's own redirect address. This measures which home was clicked, for which platform, and whether from the home card or the gallery. The business sees with its own data which homes draw interest and which platform guests prefer.

A form that never asks for card details

The "Got a question before you book?" form takes the home, dates and number of guests; right above it sits the note "We never ask for card details. Payment only happens on Airbnb or Vrbo." That is a clear reassurance against the fake-listing scams common in holiday rentals.

Google Analytics and Google Ads cookies run only with consent; "Reject all", "Choose" and "Accept all" sit on the same screen. Because the site's own visitor statistics and the WhatsApp button work without cookies, basic measurement isn't lost for guests who say no.

An independence note

The footer states plainly that the business is not affiliated with Airbnb or Vrbo and that prices, payments and cancellation terms are set by the platform. The legal name, address and tax ID are right there too, so a guest from abroad can see who they are dealing with.

What we learned from this project

  • Not every business has to start with direct booking. For a small portfolio, using the platform's protection while owning the showcase is a good first step.
  • Measure the hand-off too. Even if guests don't pay on the site, knowing which homes and platforms draw interest is the business's most valuable data.
  • Give reassurance through design, not words. The "we never ask for card details" note works because it sits right next to the form.

Can guests book on the Joy Lettings site?

No. Guests choose a home on the site; the live price, booking and payment happen on Airbnb or Vrbo. The site also collects questions through its enquiry form.

Why isn't booking done on the site itself?

Most guests are from abroad and trust these platforms' payment and guest protection. The business keeps that protection while gaining its own showcase and guest data.

Could direct booking be added later?

Yes. By integrating with the channel manager or booking engine in use, direct booking can be added to the same showcase; the scope is clarified during the discovery call. Describe your needs now in 3 minutes
